@JIM.MARSEEM I have only been in the Jomtien Beach area of Pattaya, Thailand since July.
But during that time, I've gotten a condo, a bank account, and a Type-O Non-Immigrant Visa.
I am operating on a bare-bones budget, so I've had to get creative with some of my solutions.
Having also missed getting an all-expense paid trip to Vietnam, I can't help you with that, but DaNang and HCM City are on my radar. Please share anything you learn.
That said, if there are any questions about Thailand you have, I'll do my best to answer them.

I almost forgot: Many times just going to the properties you are interested in and asking at the office will uncover hidden gems, even if the ads say long-term rentals only.

Hello from the Land of Smiles (LOS). I'm Ray, residing in one of the quiet suburbs of Pattaya - no, it's not all wild parties, alcohol, and neon.
I've come over on a bare-bones budget, so I'm learning how to navigate Visa, housing, healthcare and finance issues quickly, efficiently, and cheaply.
So, if you're waiting for everything to be just right, don't.
And by the way, if you're a Veteran, you'll also find V.F.W. and American Legion posts in town, with plenty of people willing to offer advice (even if you didn't ask for any- LOL).
Enjoy your stay in Thailand. -
My bank's debit card will not work overseas, and even if it did, I would have been subject unfavorable exchange rates. An option that I, and several other expats I know use, is creating an account with Wise. com. Although not exactly a bank, they allow you to hold amounts in several currencies which can be a useful option. Plus, the exchange rates are competitive.

I'm currently in Pattaya, TH. I used the short-term hotel rental and then contact real estate agents method. But I also used Facebook Marketplace and local groups to narrow my search parameters and get a feel for what is available.
